Challenge

Homeowner Pat L. and her husband began to notice stair-step cracking on the corner of their home and the retaining wall. They put it off for a while, but when they noticed the crack expanding and beginning to get worse, they decided to turn it over to the experts. Residential Pro, Abe Ford, made his way to Lewisport, KY to do a thorough inspection of their home.

Stair-step cracking in brick or block walls is a common symptom of foundation settlement. As your home continues to settle further, vertical cracks may widen. This indicates that the wall is rotating.

Solution

Abe suggested the perfect solution- the GeoLock Wall Anchor System. The advantage of this system is that it permanently stabilizes foundation walls and can straighten walls back toward their original position. Once they're tightened, the anchors hold the wall securely in their current position and can be tightened during dry seasons, so further straightening of the wall is possible.

Big cracks start out as small cracks. You can see the stair-step cracks as well as the wall beginning to bow.

There are 3 common changes in the soil that cause settlement. These changes are the trying and shrinking of soil, wetting and softening of soil, and compression of poorly compacted fill soil.

This is a view of the part of the Geo-Lock that you won't see. After they're installed, the soil and grass is put back on top, so you'll never know anyone or anything was there.

Steel rods connect the outside anchors buried in the soil to the wall anchors on the retaining wall.

Here is the finished product! These 3 Geo-Locks stabilized this retaining wall and will allow for tightening during dry seasons.
